Transfer to the Non-residential/Residential Category

Transfer of an apartment to the non-residential category is one of the most often concluded transactions of realty nowadays. Plenty of apartment owners many a time pondered how to transfer their apartment to the non-residential category and vice versa. 

When it is necessary to change the status of premises?

A change of the functional designation of the premises from the residential category to the non-residential category is necessary when the owner or a lessee of the apartment intends to pursue the entrepreneurial activity there. The reverse example is when a mechanical floor is to be transferred to a residential apartment, which is also widely spread in Odessa (transfer of the non-residential space to the residential premises).  

How an apartment if transferred to the non-residential category in Odessa?

Many people wish to have a combination of the apartment and office in Odessa. However a transfer of the residential premises to the non-residential category is possible under special circumstances only. An apartment is transferred to the non-residential category in case it is located in the ground floor, entrance floor or above a non-residential space, i.e., if it is possible to arrange an isolated entrance from the street.   3. Develop an urban land development plan.
  4. Obtain town-planning specifications and constraints from the Main Department for Architecture and Town Development of Odessa.
  5. Develop a real estate reconstruction project.
  6. Conclude contracts for a construction design supervision and a technical supervision. 
  7. Submit a declaration of readiness of the facility for operation to the State Architectural and Construction Inspection of Odessa Region. After that, the client may perform the required construction works. 
  8. Prepare the technical specifications.
  9. Submit a statement of readiness of the facility for operation to the State Architectural and Construction Inspection of Odessa Region.
  10. Obtain a certificate that confirms the facility address from the Address Register of Odessa. 
  11. Prepare a set of documents required for obtaining a certificate of title for a residential/non-residential premises from the Registration Service of Odessa City Administration of Justice.
